BIM approach
Lake Side’s BIM approach is based on a well-thought-out and scalable digital framework for a complex urban ensemble comprising 17 buildings situated above a single communal car park. By bringing all design models together within a shared coordinate system, alignments, connections and clashes could be checked and resolved at an early stage in 3D.
During the design and planning permission phase, Bureau Bouwtechniek was responsible for the technical start-up of the model, management and guidance of the design teams. We also provided the combined plan output and supported the preparation of cost estimates. A shared and evolving library model, supplemented by project-specific workflows and respect for the working methods of the various designers, formed the basis for efficient collaboration and consistent graphical project output.
For the overarching plan output, simplified volume models were used alongside the design models. This ensured the performance of the models remained guaranteed and allowed certain outputs to be generated efficiently at project level. Specific estimation models also made it possible to determine detailed quantities without disrupting the design and modelling processes of the architectural teams.
During the development of the technical dossier, we work closely with the contractor as part of a construction team to create a coordinated construction model. Digital mock-ups support technical coordination and make design decisions visual and transparent during consultation meetings. In addition, various parameters were integrated to enable a smooth handover and further use of the model during construction.
The result is a BIM approach that evolves with the project: efficient, flexible and tailored to the specific challenges of the project.
