As overarching executive and coordinating architect, we are building a sustainable residential district in the heart of Brussels with five design architects.

Lake Side is a new residential district on the Tour & Taxis site, north of Gare Maritime and the ponds. MVRDV-Architects' master plan is at the heart of this mixed-use, sustainable and inclusive urban district in a green setting.

Opposite the renovated Gare Maritime and the park, a residential district of 140,000 m2 with 800 new homes will be built. Part of the residential district will consist of high-rise buildings.

Office space (+- 40,000 sq m), restaurants, local shops (+- 3,000 sq m), public facilities (+- 4,000 sq m), 1,800 bicycle parking spaces and an underground car park for 688 cars complete the mixed programme.

As the overarching executive and coordinating architect, we ensure that the objectives and process are always clear and up to date for all partners, and we help the designing architects with all technical and financial issues so that they can fully focus on the design.

Our colleagues from Team Sustainability, Energy and Comfort are responsible for the EPB advice and related reporting.

Sustainability

The focus of the project is on future-proof construction and creating a high-quality, sustainable and inclusive residential area.

  • Thoughtful use of building materials, advanced technologies and future-proof renewable energy concepts
  • No use of fossil fuels
  • Objective: BREEAM Outstanding certification for all office buildings
  • Rainwater harvesting system
  • Optimise biodiversity by creating new open spaces between buildings with different types of grasses, herbs, flowers, shrubs and trees
  • As wide a social mix as possible

Inspired by the project's sustainable ambitions, our architects conducted research into the reuse of materials and bio-based materials.

On an organisational level, Bureau Bouwtechniek provides excellent supervision of the design process. After all, as the executive architect, they take over the torch from the design architects.

Vlaanderen Circulair

Circularity is still little known in the residential real estate market. It is a fast-paced sector with many stakeholders who have to make many decisions. To make circular construction break through there, together with Nextensa we are developing a tool for the BIM model environment, which quickly gives all parties insight into the circular opportunities of their building project.

With this innovative communication tool that addresses all stakeholders involved in a construction project, we aim to introduce circular construction principles to the residential real estate market as well.

How exactly does that tool work?
MVRDV's urban master plan and visual quality plan were challenging guidelines during the design process, as were the requirements of Nextensa and Bureau Bouwtechniek at the programmatic, structural and organisational level.
