10 years of the Havenhuis: a pioneering project that Bureau Bouwtechniek helped to shape

15.10.2026
In September 2016, the New Havenhuis in Antwerp opened its doors. The design by Zaha Hadid Architects has already become an international architectural icon. For Bureau Bouwtechniek, the project also marked an important milestone: it served as the starting point for the expansion of our BIM team and gave a significant boost to our expertise in façade engineering.

BIM: a leap into the unknown

When Bureau Bouwtechniek began working on the design process for the Havenhuis in 2009, BIM (Building Information Modelling – a term that needs no explanation today) was still in its infancy. The exceptionally complex geometry of the design called for a radically different approach: no longer working from two-dimensional plans and drawings, but from a digital 3D model.

Initially, the focus was on correctly modelling the complex shapes and connections. Gradually, we discovered how the model could also be used for coordination, conflict detection and the generation of quantity take-offs.

Those early experiences laid the foundations for the further development of BIM within BB and ultimately led to the establishment of a specialised BIM team.

Façade engineering: making complex geometry feasible

The Havenhuis also presented us with exceptional challenges in the field of façade engineering. The diamond-shaped façade, composed of triangular glass panels with varying angles of inclination, had to not only respect the architectural concept but also be technically feasible and financially viable.

Through thorough geometric analysis and optimisation, we succeeded in reducing the theoretical number of 729 different façade modules to just 17 types, without compromising the intended façade appearance.

The combination of mathematical modelling, digital tools and structural engineering expertise made it possible to translate a particularly complex design into a feasible façade system.

From pioneering work to structural expertise

The principles of mathematical geometric modelling that we had learnt from the Havenhuis were later applied, amongst other projects, to the Middelkerke Casino. Whereas we had still been working intensively with Excel on the Havenhuis, we utilised advanced visual programming tools such as Dynamo in Revit for that project.

But the impact extended beyond technological progress. The project brought together new expertise and colleagues, fostered multidisciplinary collaboration and secured external recognition of our technical added value.

What was still an unusual and daring approach in 2009 – building with BIM – is now an established practice in the construction sector. That same curiosity about new technologies and working methods continues to drive us today to explore and embrace the possibilities of artificial intelligence.

When we started working with BIM in 2009, I still had to convince quite a few people of its potential. The idea that digital building models would shape the future was often met with scepticism back then. Today, BIM has become an integral part of the construction process. With artificial intelligence, we are once again facing such a turning point. I remain convinced that this technology will fundamentally change the way we work.

Structural engineering expertise meets architectural ambition

The Havenhuis demonstrates how structural engineering expertise makes architectural ambitions possible. By translating complex geometries into buildable construction systems, we were able to retain the design intent of Zaha Hadid Architects whilst meeting the client’s requirements in terms of quality, budget and schedule. That interplay between design freedom and technical feasibility remains at the heart of our approach to this day.

Ten years after its completion, the Havenhuis remains more than just a remarkable showcase project. It reminds us how the courage to challenge existing ways of working can lay the foundations for new knowledge, new collaborations and further growth.
