Together with LIPS, we carried out a high-level structural audit of the facades and exterior joinery of 85 buildings on the Brussels Airport site.

Challenge

Brussels Airport Company manages a very extensive and diverse portfolio of buildings spread across the entire airport site. The buildings vary greatly in scale, function and construction period: from terminals and departure halls to offices and service buildings to hangars and logistics infrastructure.

In order to be able to plan future investments in a well-founded manner, the client needed a consistent, cross-building assessment of the condition of facades and exterior joinery, as a basis for a long-term vision on maintenance and replacement.

Approach

The assessment of the condition of the façades and exterior joinery was carried out according to a pre-agreed framework and was based on the principles of NEN 2767, without performing an in-depth detailed audit for each building. This methodology made it possible to gain insight into the following in an efficient and consistent manner:

  • the macro condition of façades and exterior joinery

  • the remaining service life of the most important façade elements

  • the expected replacement and maintenance costs

Result

The study provides Brussels Airport Company with a clear and comparable overview of the technical condition of a large part of its building portfolio. The results form a concrete basis for:

  • drawing up long-term maintenance plans

  • prioritising investments

  • developing a strategic vision for the future of the property portfolio

Given the scale and diversity of the portfolio, this assignment demonstrates the added value of a structured, high-level approach to complex real estate environments.
