Two new residential buildings, designed by Rapp+Rapp and De Smet Vermeulen architects, add a total of 31 flats to the estate.

Both buildings present specific structural challenges.

  • In the Rapp+Rapp building, the terraces are integrated into the load-bearing structure and also function as passive sunshades.
  • De Smet Vermeulen’s design combines the exposed steel structure of the terraces, which serves a load-bearing function, with the rainwater drainage system.

Role of Bureau Bouwtechniek

As a coordinating and executive architect and durability advisor, Bureau Bouwtechniek translates these architectural ambitions into technically feasible solutions.

Our role extends beyond individual buildings. Tondelier is a large-scale urban development comprising more than 300 homes, in which eight design practices are collaborating within a single spatial vision. To ensure consistency and structural quality across the various phases, we developed a shared designsyllabus containing technical specifications, standard building types and a dynamic library of construction details.

This central reference framework supports the design teams and offers the client continuity, more efficient collaboration and consistent technical quality, whilst preserving the individual character of each design.
