This new building will house about 2,600 employees and is situated on a historic site that is being transformed into a new 45-hectare urban district with a park, offices, housing, shops and schools. At the same time, a city park of more than 20 hectares will be created.

High-rise

The Flemish Administrative Centre will be a high-rise building of six storeys with a limited tower accent of seven additional storeys. By analogy with the Royal Depot, also located on this site, the building will have a covered inner street with adjacent inner gardens.

Passive

With a surface area of some 46,000 m², the Herman Teirlinck Building will be the largest passive office building in Belgium.

Distinctive elements are

the low E-level
the low net energy requirement for heating
and the low primary energy consumption for cooling and auxiliary energy.

In terms of 'environment and sustainability', the building achieves a maximum score thanks to its good performance in terms of water use (drainage and site paving) and use of materials.

Facade advice and design

The façade is designed and realised in brickwork in a non-conventional bond. Together with the strict alignment of the façade, the use of pre-frames for the exterior joinery and the (wind) loads associated with high-rise buildings, this is an important focal point that is closely monitored both in the design phase and during execution in order to achieve a high-quality result.

We provide full structural engineering support to the design team from implementation onwards and take charge of monitoring implementation.
