This 1973 building suffers from several structural and energy challenges that call for a short- and long-term strategic renovation approach.

Main findings

Numerous defects were identified during site inspections and analysis of existing documents.

  • Damage to the concrete terraces: carbonation and chloride contamination of the structural concrete.
  • Safety hazards due to corroded and damaged balustrades.
  • Problems with waterproofing on the terraces.
  • Damage to the natural stone façade panels.

The building in its current state does not meet the energy standards set out in the Brussels RENOLUTION strategy for 2050.

Plan of action

We investigated the causes of the identified damage and subcontracted a concrete survey to map the evolution of chloride contamination and carbonisation of the concrete.

We drew up a strategy focusing on necessary short-term conservation works and medium- and long-term energetic and structural improvements.

  • Short-term: Replacement of the concrete that is too affected by chlorides, renewal of waterproofing, repair of local concrete damage and replacement of balustrades and terrace partitions.
  • Medium-term: Guidelines for the private replacement of joinery, which would optimise long-term communal renovation.
  • Long term: Three different scenarios for facade renovations with possible insulation measures and modifications to terraces.

Safety and sustainability

The proposed measures focus not only on structural improvements, but also on increasing the safety and sustainability of the building. For instance, the current standards for parapets and fire safety also serve as a basis for the analysis.
