Project Support I Collaboration
The construction of a diverse residential tower with office and commercial functions on the New South site in Antwerp.
The 15,000 m² building has a basement with four layers and a tower with 26 floors. The ensemble is characterized by a wide variety of housing types for different target groups: young families, senior citizens, singles and working couples. Due to the special location of the park, a large number of the houses are at ground level.
The façades accommodate individual interpretations with terraces, gardens, conservatories and / or garden sheds. The receding façades are designed as collective green gardens for residents. The base has a double-height passage, lobbies for offices and homes, and an active ground-based housing programme.
BIM
Bureau Boutechniek and Establis (stability) built a BIM model. BB was responsible for the discipline model Architecture.
The big challenge in this project was managing a large library of outdoor joinery elements. There were no less than 406 unique joinery types needed to build the different facades.
Through a thorough system of nested components and a thoughtful and proven parameter structure, a detailed, comprehensive and complete measurement state was generated from the BIM model.
This project also provided BB with the opportunity to develop a number of Revit addins that automates the creation of large plan sets.
The gross area of the project was 27,921 m². 34.837 elements were automatically measured in the BIM model.
Bureau Bouwtechniek is responsible for the complete construction-technical support of the architect firm from the tendering phase. BB is responsible for technical assistance during the design process, the layout of the implementation plans, the development of technical details, the blueprint of constructional specifications and estimates. BB leads the monitoring of the implementation.
